Ongoing Management Without the Day to Day Stress

Our monthly property management plans are designed to handle the operational, maintenance, and legal aspects of managing a rental property, so you do not have to.
We offer two management plans.
One is Basic Management Package and another is Full Management Package.
Both plans cover 24 7 maintenance, rent collection, an online payment system, lease renewals, and direct deposit of rent into your account.
The main difference is that the Full Management Package includes more comprehensive inspections and legal notices.
With the Full Management Package, we conduct quarterly fire alarm inspections, monthly drive by inspections, and visits upon request. We also handle move in and move out inspections as well as spring and fall inspections to ensure heating and cooling systems are working properly.
In addition, we manage all legal notices such as N4s and N5s if any issues arise with tenants, ensuring full legal compliance.

Understanding eviction laws is essential for every landlord. In Ontario, evictions are strictly regulated and must follow a legal process.
Evictions in Ontario are governed by law and must follow a strict legal process. A landlord cannot evict a tenant on their own. Only the Landlord and Tenant Board can issue an eviction order.
Eviction is always a last resort, and most situations are resolved before reaching that stage.
How the Eviction Process Works
1. Legal Notice Is Issued
The process begins when a landlord serves a legal notice, for example for non payment of rent or other valid reasons. This notice gives the tenant time to pay outstanding rent, correct the issue, or respond within the allowed timeline.
Receiving a notice does not mean eviction.
2. Application to the Landlord and Tenant Board
If the issue is not resolved, the landlord may apply to the Landlord and Tenant Board. At this stage, no eviction has occurred and the case is waiting to be reviewed.
3. Hearing or Mediation
Both parties are given a chance to be heard. Many cases are resolved at this stage through mediation or agreements.
4. Decision and Eviction Order
After reviewing all evidence, the Board issues a written decision. Only if approved will an eviction order be granted.
5. Decision and Eviction Order
If a tenant does not move out by the ordered date, only a court enforcement officer can enforce the eviction.
